Addressing Water Ingress Problems in Shellharbour

A Shellharbour homeowner encountered a serious and worsening issue with water ingress. Rainwater from two adjacent properties, located at a higher elevation, began to flow into the yard and seep beneath the foundation of the house. This unwanted water intrusion caused damage to the flooring, contributed to rising damp, and facilitated mould growth within the property, jeopardising the integrity of recent renovations.

What Are the Signs of Water Ingress and How Can You Identify Its Source?

The water ingress issue originated from both surface runoff and subsurface water travelling downhill from the rear and side yards of neighbouring properties. Without an effective drainage system to intercept this influx, water was forced to flow beneath the house.

Developing an Effective Drainage Solution

CS Plumbing engineered and installed a gravity-fed French drain system specifically designed to capture and redirect water before it could reach the home’s foundation.

The project incorporated several critical elements:

  • A French drain system meticulously designed to collect both surface and subsurface water from neighbouring properties, directing it through gravity to a concrete pit.
  • A 100mm PVC pipe leading from the pit to the curb, featuring strategically drilled holes to ensure efficient discharge.
  • Three new, larger-diameter Colorbond metal downpipes replacing the original smaller pipes, connected to new 100mm PVC piping that leads to the curb.
  • A retaining wall system constructed along the boundary, utilising concrete sleepers and galvanised steel posts, with auger holes drilled using an excavator to create a sturdy barrier against the adjacent yard.
  • Efficient soil removal on-site, facilitated by a dumper to streamline site management.

What Measures Can You Implement for Effective Water Management?

The newly installed drainage system now efficiently captures both surface and subsurface water at the property boundary, effectively diverting it away from the home. This solution offers the homeowner a durable, low-maintenance option that protects their foundation, flooring, and the investment made in renovations.
